Vacating Guide

Please find below a comprehensive list of items that require attention prior to you vacating and returning the keys of your rental property. The following is a general guide only which we recommend you refer to so as to speed up the bond refund process and avoid the need for you having to return to the property to carry out additional works.

General Cleaning Duties

  • Clean all windows, frames, sills, tracks, glass & screens
  • Vacuum/mop timber or tiled floors & steam clean carpets
  • Wash/wipe all walls, skirting boards, door handles and light switches
  • Dust/wash light fittings, change blown globes
  • Remove cobwebs
  • Heating & Air conditioning filters to be clean and reinstated


  • Inside and outside of all cupboards & drawers
  • Bench tops, Tiles/Splashbacks and sinks/taps
  • Stove (inside and out), Oven, Microwaves, Hotplates and Grillers (please ensure all racks/trays etc are free of grease)
  • Exhaust fans/Rangehood and filters
  • Dishwasher inside and front panel, including cleaning filter and inside edge of door


  • Floor and wall tiles, mirrors, ceilings
  • Toilets (inside and out including lid & seat)
  • Bath, Shower screens & shower curtains
  • Hand basins, vanity cupboards, bathroom cabinets
  • All grouting
  • Exhaust fan (especially filter)


  • Inside, outside and behind washing machines, dryers or spaces
  • Laundry trough, cabinet & taps
  • Inside all cupboards
  • Exhaust fan filter
  • Tiling, walls doors etc

Additional internal items

  • Open fireplaces to be free of ash and fireplace surrounds & hearth tiles cleaned
  • Empty or replaced bags of ducted vacuum systems
  • Blinds and drapes to be dusted and dry cleaned if required
  • Interior of Fridge/Freezer
  • Smoke alarm batteries

External areas


  • Lawns mowed and edged
  • Garden beds weeded
  • Shrubs and trees pruned back
  • Paving weeded and washed down
  • Removal of all rubbish (both garden wastes and personal) as well as all personal items
  • Gutter cleaning (if applicable)

Balconies/Garages etc

  • Balconies swept, washed etc including glass and rails
  • Driveways, carports, garages swept and washed down
  • Removal of any oil stains from concrete
  • Cobwebs removed from external fittings
  • Bins emptied and washed out
  • Pool water and chemicals are at their correct levels
  • Pool skimmer basket is empty of debris and leaf litter and all pool equipment is back in place

Disconnection of services

  • Please ensure your mail has been re-directed
  • All utilities have had final readings
  • Any periodic payments for rent have been stopped


  • If you signed your lease with a pet clause, you will need to arrange for the interior of the dwelling to be fumigated for fleas. This can be done using pressurized flea bombs purchased through hardware shops or supermarkets (please note this must be done after carpets have been steam cleaned)
